910 Kent: Renovation Objectives:

Home owner has a daughter with disabilities, and wants to re-configure the layout of the house to better accomodate going from the bedroom to the bathroom. (in a straight line). They also want to re-configure the floor layout to accomodate more storage.   Building codes indicate the side of the house can be extended a maximum of 1' 7", and the front of the house can be extended to a maximum of 2' 7".  The total maximum floor space can be incresed to 1400 square feet.

What they want to see in 3D is:

  • What the front of the house would look like with the changes.
  • What the back of the house would look like (including the roof above the extension)
  • What the new room configuration would look like.

Proposed changes:

    • Extend the front of the house out by 2' 7" to make the entrance hall and front bedroom bigger.
    • Cover the extension with a gable.
    • Move the existing closet wall 2' 7" forward to create a larger space that can be used as the bathroom.
    • Add 6' onto the back room to create more storage space. Cover the extension with a shed roof.
    • Move the bathroom into the existing expanded closet space between the two rooms so that the 'track' apparatus allows for easy lifting in a straight line between the bedroom and the bath.
    • Convert the existing bathroom into more storage.

Revised changes:

    • Extend the north side by 1' 7", cantilevered (no foundation).  This provides more room in the two bedrooms for closet space.
    • Requested a blown-up version of the floor plan bedroom with furniture pieces to scale so as to be able to 'place' furniture cut-outs to try out design ideas.
    • Requested interior shots of the existing floor plan.

Revised changes:

After consultations with the city, it was determined that the front of the house can be extended to 4'.  (not 2' 7" as was originally defined).  Customer asked for two drawings, one with door flush to front of house, and one with door recessed.  It was decided for cost purposes to design the front extension with beam supports, rather than a full foundation.
